Brad Bartlett

Vice President of Asset Management

Brad Bartlett serves as Vice President of Asset Management for Blue Sky Communities, where he sets the strategic direction of the asset management department and oversees the performance and regulatory compliance of the company's affordable housing portfolio across Florida. Working with the company's property management partner, he maximizes long-term value, maintains compliance, and drives strong operating results. His focus spans portfolio financial performance and reporting, annual budgeting, capital needs and reserve planning, risk management and insurance, property tax exemptions and assessment appeals, and resident services.

Brad brings more than 27 years of experience in property management, asset management, and multifamily development spanning conventional, student, and LIHTC housing. Over his career he has maintained LIHTC compliance across portfolios as large as 95 properties and 5,204 units in 13 states, including 33 tribal LIHTC communities; helped optimize a student housing portfolio of more than 7,300 units; and supervised annual capital budgets of roughly $9 million. He has held asset management, development, and department leadership roles, bringing a combination of compliance expertise, financial discipline, and operational leadership to the organization.
